WHAT IS CHIPS

Isn't it weird how 'City Living' buildings tend to look the same? Stick-on-bricks. Blue windows. Some metal or something. Ding. NEXT. Identical, even though the signs say they are exclusive. How can thousands of identical apartments be exclusive?  But wait, what's this?

CHIPS to the rescue! No more same old same old.

Chips is different. Not just flats; it's a home. A landmark that's meant for living in. There's a café in the bottom, canals on three sides. Good for sitting. Just a lovely place to be.

Chips isn't exclusive: it's unique. This is Will Alsop's first residential building in Britain. Amazing and inspiring and funny. It's architecture not development.

We're aiming for something real; a place. Chips is a building full of people, not just faces but neighbours. This isn't a room in an empty corridor. It has a community around it; it's growing. 

Alsop and Chips

Why do all buildings have to look the same? Why are they all either a) boring or b) trendy or c) trendy and boring? Where is the originality? Where is the brown sauce?

Step forward Mr. Will Alsop. He's a saucy man and a supercool architect. He has big ideas. Chips is one of those big ideas. An amazing piece of architecture that doesn't lose its soul.

And who is this Will Alsop anyway? Alsop's architecture is Pop Art plus the social bits of Modernism. His idea of architecture is 'to make life better'.

How did it come to Chips? Alsop doesn't do boring, he does different. It wasn't designed to be a plate of chips, silly. He sliced a dirty great block into three to make it more human, less like an office. The design team saw it and thought: CHIPS (maybe they were hungry). Et Voila: les pomme frites. Die fritten. CHIPS was born.

The angle of the Chips means everyone's got their own space; some with balconies and roof gardens, all with nooks, crannies. The façade is a soft warm wood, one more thing that makes it a home. The names of ports that Manchester traded with are subtly printed on top. This building has got some depth. It isn't just 'stunning'; it's beautiful.

Some people don't "get" Alsop. They don't see how colourful and bright designs have a place in cities. People didn't "get" fire. They thought it was awful hot and burny. They thought it was a fad. Alsop isn't just a fashion. He is what we should have been doing when we were throwing all that concrete around.

Most people aren't aware that they are interested in architecture: they just like what they see, and they know which places they like to go. We think they, and you, will like this.

Cheap as Chips

The HOMEBUY SCHEME is another big idea. It means people with lower incomes, real people, can buy homes. That's what communities mean. Everyone has a share.

We want a mix in Chips; no ghetto, no charity, just a new way of living together. So out of the 142 flats in Chips, 50 will be sold to key workers and first time buyers.

Then, BOOM, those lovely chaps at the Housing Corporation, working with MMHA cut you a deal with this homebuy scheme: so if it should've been £100 000, suddenly it's £60,000.*

Long Live Chips

Chips is part of something bigger, New Islington. Something sustainable.

Chips has an outside. Nearly half of New Islington is open space or water. Fingers of canals on both sides where the traffic-jammed streets should be. A real park next to the retail park.

It's part of a place. Chips is going to have everything you need around it; a grocers, a coffee shop, a beautiful launderette. The best fish and chip shop in the country, appropriately. It isn't just a development: it's going to grow.

It's green, super kind to the planet. New Islington is super-insulated, and uses green locally produced energy. It means you don't have to make an effort, or pay more, to be green. Easy on Mr Wallet, easy on Mrs Earth, easy peasy for you.

And Chips has a tomorrow: New Islington has a school, a clinic, places to play. City living is normally fake because everyone's the same age. Here, there are some families too. It takes a whole urban village to raise a child.

When you read about this, you realise that New Islington really is new. Abraham Lincoln was wrong: you can please all the people all the time. Urban Splash are involved in New Islington because we wanted a challenge. It's our most ambitious project to date, and all eyes are on us, and our partners: English Partnerships and Manchester City Council. Chips is just the start.

They say that where we lead others follow, and it's true. Urban Splash are doers. We do things differently, we do them with quality, and we do them with excitement. Have a look at Castlefield in Manchester or RopeWalks in Liverpool; where once it was wasteland, now it's special; thriving and award-winning buildings such as Timber Wharf, or Tea Factory.

The ambition for Chips was also special. Chips is Will Alsop's first residential development in the UK, and we are delivering it. We're very proud. And we're proving that the best housing, design, sustainability, can be a part of every development. It's something we believe in. And after the mistakes of the 60's, 70's and 80's, we need that belief.

We're more than just a property developer. There's no formula at Urban Splash, no pattern book or celebrity designers. It's about amazing architecture and appropriate, innovative development, without pretence. About buildings that are used and loved.

WHERE IS CHIPS

Chips is in New Islington, which is in Manchester, capital of the planet supercool, and also a city in the North of England.

New Islington is Manchester's new Millennium Community, a new idea, building a whole community at once. Manchester is the best city in the world because it's the home of every revolution in style there's ever been. There is no better place for a new idea to take off.

Chips in Manchester

Manchester is in the background. Super-metro, but it's got a heart and a soul. Chips is a product of this soul. It's got balls. If you don't know anything about Manchester's history, type these four words into Google: Industrial Revolution Acid House. And you'll see that it's the coolest, bravest city in the world.

Manchester takes risks. Sometimes they pay off big time. For instance, Manchester had this thing called the industrial revolution, which has changed a few other cities too. Manchester invented the computer chip: we've got this counting machine you see, and we think it could, er, count lots.  BOOM the world changes. 

And it was in Manchester that they split the atom, which sort of led to the cold war and nuclear power. Oh well. As our good friend Meatloaf said: "two out of three ain't bad".

Will Alsop's Chips are also a first: his first residential development in this country. And it's in Manchester's spirit: the design and the taking risks. The desire for social change. Alsop has created a landmark, not just for architecture, but for living.

New Islington is just that: new. And it's old as well. It's about brand spanking 100% modern architecture, new ideas for living and working in one area, building landmarks, a destination. But we're using old ideas too: old ideas about public space and living together, on streets we share. Old ideas about civic pride.

New Islington was first shown on a map of Manchester 150 years ago, when this city was first going BOOM. Now it's going to be part of the new Manchester. One to be proud of.

The Story and the Change:
On the Cardroom estate, the chips were down. Cut off streets, empty houses, and a tired community. Cars off the road like Colin McRae, only the drivers were bored kids. A retail park instead of shops. Thank you 1980's and good night. Fin. The curtain falls. But people still live there, and care about it. It's still a community, albeit in a spiral of decline.

So it needed a change, and the change is: H O P E.

New Islington is this hope. Millennium communities are a response to places like the Cardroom, designed to be great: the greatest architecture, the most beautiful space, the friendliest people, the most sustainable place. All the best ideas we know. They are about a mix of people and ages and incomes, because a mix is stronger. But it's also about keeping the soul of the original community, because we've learnt that it's better to use what you've got than to sweep everything away. And we think it's going to last.

Purchase Procedures

  1. Reserve the apartment of your choice after the release date for a non-returnable deposit fee of £1000.
  2. Appoint a solicitor to act on your behalf in the purchase.
  3. Apply for a mortgage for the property (if required).
  4. The developer's solicitors will issue a detailed information pack in relation to the title documentation. This is all your solicitor will need to take the transaction through to completion. The pack should be issued within one week of reserving the apartment.
  5. You will be expected to exchange contracts on the apartment within four working weeks of the issue of the contract documentation.
  6. If your mortgage offer has not been received within four weeks the contracts may, at the discretion of the developer, be exchanged subject to mortgage offer.
  7. On exchange the purchaser will be required to pay a deposit of 5% of the purchase price. On a set date, approximately 12 months later, a further 5% will be required to be paid to the developer unless practical completion occurs before the expiration of the 12 month period.
  8. If exchange of contracts does not take place within the required timescale, the property will be returned to the market or offered to purchasers on the waiting list.
  9. Contracts will be completed once the apartment is fit and ready for occupation at which point the full purchase price will be required.

Lease
The apartments are to be sold on a Lease of 250 years.

Ground Rent
There will be a ground rent of £150 per annum on all one bedroom apartments, £250 per annum on all two bedroom apartments, and £350 per annum on all three bedroom apartments.
